Both residential developments are popular among expatriates and have their own fan base, say experts.

Arabian Ranches and Springs, both popular residential communities developed by Emaar, are neck and neck when it comes to preference among the expat community.

According to Vineet Kumar, Head of Business Development Dubai at Asteco, “it is difficult to pick one area over the other as both these communities are well planned and established.”

However, there are certain aspects to both, which may determine what kind of expats will leave in each.

“Close proximity to schools in Nad Al Sheeba and Sharjah, connectivity to Emirates Road and a community golf course, polo club and shopping centre makes Arabian ranches more popular with expats who have a preference for this lifestyle,” Kumar told ‘Emirates 24|7’.

“Emirates Living is more popular with families who prefer connection to Sheikh Zayed Road [because] place of work or children’s school may be nearby. Also, proximity to other well established communities and shopping centers such as Jumeirah Beach Walk, Dubai Marina, Mall of Emirates and Ibn Batuta Mall is one of the main selling points for this certain development,” he added.

“Basically, it comes down to preference for a specific layout that the potential tenant has in mind. The age and upkeep of the villa and its surrounding areas has also started to be a major factor for buyers to make the final decision on where they would like to live,” stressed the Asteco expert.

According to some experts, it cannot be said which one is more popular as it all depends on the end user.

According to Better Homes, “they [Arabian Ranches and Springs] each have their own fan base.”

A typical two-bedroom middle unit in Arabian Ranches is now being rented from Dh75,000 upwards and a three-bedroom is going for Dh105,000 upwards. For those looking to buy, the price of a two-bedroom villa starts at Dh1.2 million and a three-bedroom Dh1.4 million.

On the other hand, a two-bedeoom unit in Springs for sale is available at a starting point of Dh980,000 and a three-bedroom for 1.3 million.

For lease, the former kind of unit is available at Dh70,000 and a three-bedroom villa is being priced at Dh115,000, according to latest classified postings.
