Burj Khalifa corporate suites on 144-plus floors being leased at Dh4m… with heavy-duty freebies thrown in

An increasing number of units in the world’s tallest tower, Burj Khalifa, are now finding their way on to the market.

The latest to be up for grabs are the corporate suite offices – situated on the 144th to 147th floor.

The owner of these floors, a single person, is seeking Dh4 million for each floor, Emirates 24|7 can reveal.

Dubai landlords have been doling out freebies to attract tenants in both the commercial and residential market segment, but to sweeten this deal the real estate agency, appointed to lease these floors is dishing out the goodies, and how.

Services such as a private jet facility, free yacht service, a Rolls Royce pick-up-and-drop facility, and membership at premium golf and business clubs across the emirate, are on offer with the deal.

Mohanad Alwadiya, Managing Director, Harbor Real Estate, said: “We have already shown the floors to three people – a European company, a Palestinian businessman and a member of a Royal family from the Gulf. We expect to lease the floors in the next three to six months.”

He added: “These floors will be rented by companies or high profile people… we are open to making changes in our service if that’s their requirement… some may have their own private jet or yacht so we can offer them VIP tickets to some of the biggest global events, etc.”

Harbor will not be taking any commission from leasing the units, but has signed up to provide property management services to these tenants.

Asked if the owner was looking at selling the floors, Alwadiya said: “We have advised them to lease these floors as the time was not right for selling.”

The total area on 144th floor is 6472 square feet including the terrace area of 1025 square feet.

The total area on 145th to 147th floor is 5,447 square feet. All the floors are shell and core with tenants given a free fit-out period as well.

Located on the highest levels of the tower, The Corporate Suites occupy 37 floors, with the top three floors having been merged into a single office.

Express lifts take visitors directly a lounge lobby at level 123 that also serves as a meet-and-greet point.

The 2,717-feet high tower has 900 studio, one, two, three and four-bedroom apartments, while the Armani Residences has 144 fully furnished private apartments.
