Dubai Pearl – The Project

Dubai Pearl is an integrated premium quality development featuring branded podium, tower residences, and branded hospitality, as well as retail, entertainment and office premises. The project is developed by Pearl Dubai LLC, a consortium of seasoned investors.

A fully-integrated destination, Dubai Pearl will be a place where health and wellbeing is balanced through a sequence of work, play, stay and live experiences amidst a physical landscape that is environmentally sustainable.

Dubai Pearl is flexible and adaptable to any change in future demand. The total built up area of 20 million sq ft. includes a parking lot with 15,500 bays in a five-level podium. The project has a total of 55% open space, 45% landscaping and a 580,000 sq ft of retail GLA. It will host 9,000 residents, 12,000 employees and feature five entrances.

Pearl Dubai has partnered with world-renowned brands synonymous with good taste and fine living such as Baccarat, Bellagio, MGM Grand and Quintessentially for the Dubai Pearl development. Each brand’s individual essence will be distilled and blended into the project to create new and unparalleled lifestyle experiences.

The Residences

A selection of bespoke branded homes will offer residents dining and nightlife facilities, a number of entertainment options, an assortment of hotels to stay and entertain, a choice of sports and wellness centers, as well as a variety of upscale shopping outlets.

The residences will reflect an exclusive design, a limited edition creation, shaped by international architects and renowned interior designers. Moreover, residents can enjoy additional offerings such as a home theatre and entertainment area, panoramic views overlooking the Persian Gulf, private parking, a valet service, and freehold ownership.

Some of the residences will be themed and defined by concepts such as art, fashion, lifestyle and technology. Other units will either assume the name of leading partners such as Baccarat Residences and Bellagio Residences, or branded for their unique features as sky palaces, towers residences and B-residences.

The Offices

Dubai Pearl office premises will provide the most advanced working environment to meet clients’ business needs and increase productivity, featuring ‘plug and play’ convenience, WiFi and virtual private offices.

The column-free rectangular floors will enable efficient space utilization allowing for commercial spaces to be fully modular and capable of being adapted to clients’ work space requirements.

Situated within the Dubai Media and Technology Free Zone (TECOM Investments), the offices will be part of a pedestrian city and based in the business center, the towers offices, as well as the convention and exhibition center.

Dubai Pearl’s offices will offer a 100 per cent foreign ownership and 100 per cent repatriation of capital. With no limits on minimum capital investment, the place will not impose currency restrictions or corporate tax.

The Retail

The design of the malls and retail district within Dubai Pearl are inspired from rodeo drive and the glamorous sophistication of Fifth Avenue. The catering will include street cafes and exclusive boutiques, set against a backdrop of open-air courtyards, shaded terraces and sidewalks.

The retail segment will include 50 restaurants, sidewalk cafes and bars, in addition to an entertainment district, an innovative outdoor shopping and a fashion boulevard.

The F&B retail will have a collection of 20 cafes and 40 restaurants, ranging from signature outlets to health food, juice bars, coffee shops, international cuisine, gourmet boulevard and casual family dining.

Hospitality

Dubai Pearl will include a mix of seven innovative five star hotels incorporating diverse F&B concepts, as well as conferencing and banqueting facility, including ballrooms and multi-function space, gyms and lifestyle spas.

The planned hotels include brands such as Baccarat, Bellagio, MGM, Skylofts, as well as a fashion-themed hotel and a wellness-centric hotel.

Leisure

The downtown area in Dubai Pearl is designed as a hub for leisure. The entertainment and recreation components include theatres, galleries, wellness spas, street cafés and fine dining restaurants.

The royal theatre will include 1,800 seats, while the cinema will sport 10 screens. The development will also feature centres for entertainment, sport, meditation and indoor games. Dubai Pearl will also host an urban beach club, an art boulevard gallery, branded spas and holistic wellness spas, library and lounge, the piazza, sky observatory, and the Dubai Pearl Creative Foundation.
